I though that today would be a good day to talk about Fort Lauderdale Homes Under 350. Let me tell you why. On the last weekend of May 2015 I was enjoying my morning breakfast while reading the newspaper, that I still have delivered to the door! There is usually real estate news in the newspaper and I like to stay informed about what there reports are on the market conditions, new construction and other community factors that may effect the Ft Lauderdale Real Estate market. There was a headline called “Hot housing market sparks bidding wars,” so I thought.. what’s this about? As I was reading they focused in on a particular segment. Homes between $200,000 and $300,000.

Buying a house these days can mean putting up a fight.

What I Question

Price Range
After reading this article I decided that I should write a little about the market from a Realtor’s perspective and in-depth information. I increased the price range to $350,000 considering that every example given in the newspaper article is well above 300K price range. The article discusses a home listed at $349,000 and one at $419,000. Not sure why they outlined the article as a discussion of homes listed in the range of 200-300 instead of 350-450.

The race for a place is especially heated for families seeking homes from $200,000 to $300,000, which are harder to come by.

Exasperated Buyers

The “buyers” that have been interviewed all seem to be legitimately frustrated with the buying in today’s real estate market. Although, they seemed to make some very obvious mistakes.

He suspects that asking the sellers to pay closing costs was the deal-breaker each time.

One thing the buyer has to understand is that if they really, really want the house, make a reasonable offer. If and when you are informed of multiple offers, don’t ask the seller to pay closing costs.


Andy Constant figured he had some wiggle room on a three-bedroom Parkland home listed for $419,900. He bid $380,000, only to be told of another offer at $405,000.

If the house is listed at $420,000 and you offer is 10% or more less, don’t be shocked if you get outbid, flat out rejected or in a bidding war. Eventually he got the home for $7,500 over asking price! There may have been a bidding war on this home no matter what, but making a more reasonable initial offer may have rendered a better result.

If you aren’t finding any homes that are move in ready, find a new realtor! There’s plenty of homes on the market, from “fixers” to move in ready. Buyers need to be informed of the market and what they need to consider in there price point. South Florida can be expensive and there’s a reason, well several and that’s for another article! Demands are only demands, and are sometimes not set in reality. But realize this, the longer you hold out and wait for the perfect home, the less they will get! Prices aren’t going down.
